Charlotte Square

We were appointed by the new owners of this A-listed terraced townhouse office building on Charlotte Square based on our extensive experience working on historic Edinburgh New Town buildings. The property, spread over 5 floors including basement and converted attic, had not undergone any significant upgrading in 25 years requiring upgrading and refurbishment throughout. While retaining many of its original features it was dilapidated and unfit for modern day office requirements.

We were tasked with coordinating a comprehensive yet sensitive high specification refurbishment programme to provide office accommodation that befits a building in this prestigious location.

Our aim was to create positive working environments that were not overtly commercial in feel. We identified alterations to improve layout and lettable floor space including reinstating the original plan arrangements on two levels by removing non-original dividing partitions to reform single large rooms at front and rear. A new meeting room was introduced into a rear basement off-shoot, illuminated by a new flat glass roof light, while a communal kitchen and tea prep areas were added throughout the building. Sanitary facilities were altered and updated with a new shower room added. Electrics and heating were fully upgraded to modern requirements, with features such as traditional column radiators introduced to the common areas and principle rooms. Retaining period features throughout, a restrained palette of colours and materials was specified for the circulation spaces and offices with bolder colours selected to add interest to the kitchen, tea prep and sanitary spaces. A carefully considered lighting scheme was implemented with feature lighting introduced as contemporary objects within the traditional spaces.
